For your decision

A good address is the beginning.
A good plan covers the entire unit.

  • A rental model tailored to the apartment and your plans.
  • Comfortable, durable interior instead of just a picture-perfect look.
  • A clear scope of services, costs and settlements with the operator.
01

Granaria phase II on Wyspa Spichrzów — what does this location mean?

Granaria is a residential-and-service investment on Wyspa Spichrzów in Gdańsk. The second phase extends the development of this part of the city along the Motława. The project by the Mąka Sojka Architekci studio references historical granaries in form and brick facades. The city-centre location and proximity to the marina create a recognizable setting for the apartment.

For the owner, however, the investment address is not the only important factor. Check the apartment's exact location, view from the windows, sunlight exposure, room layout and sounds coming from the surroundings. Two units in the same development may require different furnishings and a different way of presenting the listing. Not every apartment has a water view, a parking space or access to amenities of a nearby hotel.

02

Apartment in Granaria for rent: first the model, then the furnishings

Short-term rental means preparing the unit for successive stays: a clear listing, communication with guests, cleaning, technical support and settlements. Before you order furniture, decide how many guests should be able to use the apartment comfortably and whether you also plan to use it yourself. Long-term rental can be considered separately if it suits the character of the unit and your plans.

It is worth starting a conversation with the operator before finishing or refreshing the interior. Then you can check bed placement, the function of the living room, space for luggage and the facilities needed for cleaning. The aim is not the maximum number of sleeping places at any cost, but the comfort of a stay and an accurate description of the apartment's capabilities.

03

Furnishings that look good and withstand daily use

In a rental apartment, aesthetics should go hand in hand with durability. Choose comfortable beds adapted to the rooms, sturdy chairs and a sofa appropriate to the planned function of the living room. If the sofa is to provide an additional sleeping place, check the unfolding mechanism and sleeping comfort. Leave free passages and space to open doors, closets and suitcases.

Limit small decorations and surfaces that are hard to keep clean. Choose flooring for heavy use, and agree protections for elements exposed to moisture with the contractor according to the manufacturer's recommendations. Thoughtful lighting and wall decoration help create a complete interior without an excess of objects. You can find more practical examples in our guide to equipping an apartment for rent.

Rental management in Granaria: what to agree on before the first stay?

Prepare rules for handing over keys and access, directions to the correct entrance and information on using the building. If the unit includes parking, check the rules for entry and making the space available. The guest service method must take into account regulations and conditions concerning the specific unit and the property.

Agree with the operator who is responsible for preparing the listing and interior photos, guest contact, cleaning, technical reports and settlements. Also define the approval procedure for repairs and additional costs. Photographs of the surroundings show the location but do not replace photos of your apartment — the listing should present the actual standard and equipment.

05

Rental potential and costs — analyze the specific unit

A recognizable location does not guarantee revenue or a specific occupancy level. The result also depends on the standard, layout of the apartment, prices, costs and the market situation. When comparing offers, distinguish gross booking revenue from the amount remaining to the owner after agreed deductions. We discuss commission, preparation expenses and the scope of services individually.

If you are considering a purchase, you can ask GrandRent for a separate investment analysis. Its scope and fee are agreed before starting. The initial conversation about entrusting the apartment for management is free of charge; it is not an order for a paid report nor a promise of future results.
