Rental revenue and the owner's payout

Gross turnover shows the value of reservations, but it is not the amount the owner receives to their account. To fairly assess an operator's offer, you need to follow the path from reservation through agreed deductions to the payout.

In short

  • Gross turnover is not the owner's income.
  • The payout amount results from the reservations, the contract and the agreed costs.
  • The commission and the basis for its calculation must be recorded in the contract.
  • The monthly statement shows the path from revenue to payout.
  • Historical data are not a forecast for a new apartment.

In the settlement, not only the amount of turnover matters, but also its definition, service costs and reporting method. Below we organize the most important elements without creating a forecast for a specific apartment.

01

What does gross turnover mean?

Gross turnover is the value of revenue from reservations assigned to the apartment for a given period, before deductions arising from the contract. It should not be equated with income, net profit or the transfer amount to the owner. Turnover is influenced by, among other things, location, standard, size, availability, seasonality, type of stay and the current market situation.

02

Where do reservations and costs come from?

Grand prepares the apartment presentation, manages reservations, handles guests, analyzes prices and availability and organizes cleaning, linen replacement, apartment checks and coordination of repairs. Sales may take place through selected channels, including Booking.com, Airbnb, Expedia, noclegi.pl and grandapartments.pl, with availability synchronization. The sales channel, length and purpose of the stay may affect booking conditions, but the mere presence of a listing on a channel does not guarantee a specific outcome.

03

How to read the path to payout?

A simplified scheme looks like this: revenue from reservations → deductions in accordance with the contract → amount to be paid to the owner. The contract should indicate the operator's remuneration and the basis for its calculation, as well as the method of settling preparation, cleaning, sales through portals, repairs and additional expenses. The scope of authorizations, approval of purchases and allocation of costs must be agreed before signing, which is why it is not possible to honestly give a single universal amount "for the owner".

04

What does the owner receive in the settlement?

Grand provides a monthly statement for the previous month, and payment is made no later than the 10th day of the following month, in accordance with the agreed cooperation terms. The statement allows separating reservation revenue from deductions and the payout amount; it is not an illustrative settlement for every apartment. The owner also has online access to the reservation and price calendar, allowing them to check booked dates and plan their own stays in accordance with the contract.

05

How to compare offers from operators?

Ask from what amount the commission is calculated, which expenses are additional, who approves repairs and when and in what form you will receive a statement. It is worth comparing not only the declared turnover but also the scope of responsibilities, sales channels, the method of property checks and the terms for ending the cooperation. Grand discusses these elements individually during the analysis of a specific apartment, without promising future income.

Frequently asked questions

Is gross turnover the amount I will receive?

No. Gross turnover is the booking value before deductions. The payout depends on the contract terms, the operator's fee and the agreed service, portal, preparation, repair and other costs.

Can my payout be calculated in advance?

There is no single amount that applies to every apartment. First the property, its availability and rental strategy must be analysed, and then the basis for calculating the commission and other costs should be discussed in the contract.

The article explains the rules and questions you should ask the operator. Rental results and cooperation terms require analysis of the specific apartment.
