GrandRent, operating rental management through Grand Apartments, can coordinate the service of a specific apartment: reservations, guest contact, apartment preparation, inspection and settlements. Changing the operator of a single apartment does not automatically transfer management of the entire building; that is a separate scope of cooperation.
Start with the current contract and notice periods
Check the notice period, the method of serving the notice, settlement of amounts due and the rules for handling already accepted reservations. Collect the date of a possible end of cooperation and the expected handover moment; do not assume that termination of the contract means an immediate release from all obligations. If you are considering cooperation with GrandRent, ask to discuss the terms before signing a new agreement.
Organize reservations, guests and settlements
Prepare a list of confirmed stays, dates, sales channels, payments, deposits and matters requiring guest contact. It is worth indicating which reservations are unsettled, what amounts remain to be clarified and who is responsible for communication until each stay ends. GrandRent can take over an agreed scope of service, but the order of actions and responsibilities must be confirmed for the specific unit.
Hand over keys, accesses and information about the unit
Agree the full set of keys, remotes, cards, codes and accesses to systems, booking channels and devices needed for operations. Make an up-to-date inventory of equipment and report known defects, shortages or damage; photos and a short handover protocol are helpful. GrandRent organizes cleaning, textile replacement, unit inspections and coordination of repairs within the scope agreed in the contract; taking over service of common areas requires separate arrangements.
Agree on a plan to restart sales
After takeover, the apartment's condition, completeness of the listing, rates, availability and readiness to accept new guests are checked. You need to agree what requires improvement, what materials can be reused and from when GrandRent should contact guests and manage bookings. The start date depends on the apartment's readiness, the scope of work and the arrangements — it is neither automatic nor guaranteed.
Leave control with the owner
Before starting cooperation, discuss costs, authorizations to incur expenses, rules for the owner's own stays and the method of settlement. With GrandRent the owner receives online access to the booking calendar and rates as well as a monthly statement; according to the offer, payment for the previous month is made no later than the 10th day of the following month. The GrandRent agreement is concluded for an indefinite period, with one month's notice effective at the end of the month, and confirmed reservations are fulfilled under its terms even after that period.
Frequently asked questions
Will GrandRent take over the apartment immediately after the current contract is terminated?
We do not assume an automatic or immediate takeover. First you must establish the effective end date of the current contract, the handling of accepted reservations, the condition of the unit and the complete set of transferred accesses.
Does changing the operator apply to the whole building?
Not automatically. Changing the operator of a single apartment applies to that unit. Grand may, however, separately take over management of the whole building and common areas if such a scope has been agreed.
