01One collaboration plan, different unit needs
At the outset we discuss the number and structure of the apartments, their locations, standard, availability and the owner's plans. Contact rules, information flow and reporting format may be shared, while prices, length of stay and presentation are tailored to each unit. We do not assume that similar floor area implies the same demand.
02What GrandRent's service includes
GrandRent prepares listings, handles bookings and guest contact, and organizes the preparation of apartments between stays. Within the agreed scope we coordinate cleaning, textile replacement, equipment checks and repair reports. The owner receives access to reservation and pricing calendars and a designated contact person.
03Sales strategy for each apartment
We analyze the upcoming 30 days, seasonality, current demand and comparable offers daily. Based on that we set prices, availability and types of stays: tourist, business, extended, and in selected cases also long-term rental. Listings may be published on selected channels, including Booking.com, Airbnb, Expedia, noclegi.pl and grandapartments.pl; not every unit has to be listed on every channel.
04Reporting and decisions agreed before the start
Before starting cooperation we determine the persons authorized for contact, approval of expenses and handing over dates, as well as the list of units and the portfolio reporting format. Monthly statements form the basis for settlements, and payment for the previous month is made no later than the 10th day of the following month. Commission, calculation base and the costs of preparation, repairs and additional services are agreed individually in the contract.
05Apartment portfolio versus management of the entire building
Portfolio management covers the apartments included in the cooperation: stays, preparation, service, information and settlements. Grand also handles entire buildings and common areas. If the portfolio owner or developer requires such a model, we define its scope, responsibilities and costs separately; the mere list of units does not imply entrusting us with the entire property.
