If you own an apartment in Gdańsk, Sopot or Gdynia, you do not have to choose in advance between short stays throughout the year and closing the property until summer. It is worth first looking at the property, its furnishings and your own plans. Only then compare the available rental models.
At GrandRent, we have managed apartments in the Tricity since 2012. We begin the conversation with an owner by looking at the specific property. Two seaside apartments may require different rental-management approaches, even if they have a similar floor area and are in the same district.

Beyond the holiday season, start with the apartment's availability
Before you change the price or allow longer bookings, determine when the apartment can actually be rented. Do you want to use it at weekends? Are you planning a stay over the holidays? Are you considering a sale or finishing work? These arrangements affect the calendar and the lengths of stay that can be accepted.
An owner who wants to visit several times a month has different options from someone who makes the property available continuously for many months. Recording your own dates at the outset limits later conflicts with bookings. A lower price alone will not solve an availability problem.

Gdańsk, Sopot and Gdynia: the exact address matters
The term “seaside apartment” is not enough to shape a listing. Let us check what access to the property is like, what is in the immediate surroundings and which amenities can actually be used. Access to public transport, a parking space, a lift or convenient entry may matter to someone considering a longer stay.
It is not worth describing every apartment solely by its distance from the beach. In a listing, it is better to present the actual surroundings and conditions of the stay clearly than to promise a universally suitable location for everyone. A photograph of an attractive waterfront can show the city, but it should not pretend to be a view from the window.

Furnishings should serve the stay, not just the photos
During a stay longer than a weekend, it is easier to notice a lack of storage for clothes, an uncomfortable mattress or a kitchen in which it is difficult to prepare an ordinary meal. Before starting to rent, it is worth checking the apartment as someone staying for several weeks would use it.
- A comfortable bed and a way to reduce light in the bedroom.
- A reliable internet connection; if a workspace is promised, also a suitable desk, chair and lighting.
- Storage space for clothes and everyday items.
- Kitchen equipment suited to the declared number of guests.
- Clear instructions for using equipment, together with agreed rules for cleaning and changing textiles during a longer stay.
This is not about buying everything in advance. First, we check what is missing in a specific apartment; only then do we agree with the owner on the scope and cost of additional furnishing. In a separate guide, we discuss equipping an apartment for rental and mistakes worth avoiding.

A longer booking is not the same as a long-term tenancy
Short bookings, a guest's stay of several weeks and long-term tenancy should be discussed separately. A longer booked stay does not automatically mean moving to the same model of contract, settlement and responsibility as in long-term tenancy. We do not determine the nature of the cooperation from the number of nights alone.
When comparing options, you need to consider the apartment's availability, your own stays, the terms of using the property and the scope of the operator's work. For long-term tenancy, we agree separately on duties, costs and the method of settlement. We do not transfer a tourist-booking service package to a different model without agreement.
If you want to make the apartment available for a longer period, see how we approach long-term rental. This is a matter for analysing a specific property, not a ready-made answer for every owner.

Prices and listing presentation need updating
A price from a holiday weekend should not be the only reference point for the rest of the year. When setting booking terms, the dates, length of stay, property standard, its availability and the agreed strategy all matter. A decision to change the price should also take costs into account, not only the number of occupied days.
The description is equally important. If the apartment has a dedicated workspace, let us show it clearly. If parking is subject to a charge or a shared space has separate access rules, this should be described clearly. We do not add amenities that are not there, and we do not call an ordinary table a full-size workstation.
At GrandRent, we combine marketing and price management with an accurate presentation of the apartment and management of its availability. We select sales channels and the scope of listing preparation to suit the property and the terms of cooperation. Being listed on a portal alone does not guarantee bookings.

Care for the apartment does not end after the season
Guest contact, preparing the apartment between stays, checking its equipment and receiving reports are also needed after the holidays. For longer stays, it is worth agreeing in advance how cleaning, textile changes and any service visits are organised. This should not come as a surprise to either the guest or the owner.
A break between bookings can be used for agreed work: checking equipment, minor repairs or refreshing worn elements. The operator should know which actions they may commission, which require approval and who bears the cost. A free date does not mean automatic consent to additional expenditure.
We discuss the scope of technical service and cleaning and the rules for approving work before it is carried out. The owner should know not only the plan of action but also the settlement method.

Do not assess a rental by occupancy alone
A booked calendar alone does not show how much money remains with the owner. What matters are the value of bookings, the basis for calculating the commission and the agreed costs of portals, preparation, cleaning and other services. The costs of maintaining the apartment must also be included in the owner's own assessment, even when they do not pass through the operator's settlement.
When comparing periods or proposals for cooperation, check the same elements. Separate booking revenue from the payout amount and do not treat the result of another apartment as a forecast for your own. When work is being done or availability is restricted, the calendar also requires proper context.
We explain more in the guide Rental revenue and the owner's payout. A transparent settlement is a better starting point for a conversation than a slogan about high occupancy.

How does GrandRent develop a plan with the owner?
We begin with information about the apartment: its address, layout, furnishings and current condition. We ask how long the property can be available and when the owner wants to use it. If you are only just collecting the keys or finishing the fit-out, it is worth talking before the final purchases.
Next, we discuss the possible rental model, preparation of the listing and the scope of daily care. The owner should know who their manager is, where to check the calendar and prices, and how they will receive the monthly statement. We agree separately on the operator's remuneration, authorisations for repairs and additional costs.
We describe the cooperation on the For owners page, and matters of costs and responsibility in the terms of cooperation. We do not propose one solution regardless of the apartment, and we do not promise full occupancy off-season.

Do you own an apartment in the Tricity? Let's start with the details
If you are looking for a rental operator in Gdańsk, Sopot or Gdynia, tell us where the apartment is located, whether it is ready to receive guests and for what period you want to make it available. You can also say what causes you the greatest difficulty today: organising the service, furnishing, your own stays or reading statements.
You do not need to know the answers to every question straight away. We will talk about the apartment and your plans, then present the possible scope of cooperation with GrandRent. The aim is an informed decision about how to run the rental, not a promise of a result that nobody can honestly guarantee.
Frequently asked questions
Is every seaside apartment worth renting out all year round?
There is no single answer. Location, standard, the apartment's availability, costs and the owner's plans all need to be considered. We compare possible models without guaranteeing an outcome or a full calendar.
Does a stay of several weeks mean a long-term tenancy?
Not automatically. We discuss a longer booked stay and long-term tenancy separately. The nature of the agreement, service rules, responsibility and settlements need to be agreed for the specific situation.
What should I prepare for a conversation with a rental operator?
An address, basic information about the apartment, its furnishings and availability, plus planned dates for your own stays are enough. On this basis, we will determine what is worth discussing before any possible cooperation.
