At GrandRent, we already manage apartments in Brabank. We invite owners of units in OFF Miasto who are preparing for the fit-out or currently carrying out work to discuss future rental. These are two different stages of an investment, but in both cases the sequence of decisions matters.
There is no need to wait until the apartment is ready. A conversation about rental management is particularly useful when you can still adjust the design, plan the furnishings and divide tasks among the owner, designer, contractor and operator.

After collecting the keys: organise the documents and defects
The first task is to establish the condition in which the unit was handed over and what must be corrected before further work begins. It is worth gathering the handover report, installation documentation, information on reported defects and the rules for contacting those responsible for rectifying them. If you use a specialist’s support at the technical handover, agree the scope of inspection with them. A rental operator does not replace this assessment.
Also note which keys, remotes and access credentials you received. Check with the building management the rules for carrying out work, deliveries and using common areas. These matters affect the schedule, especially when many apartments are being fitted out at the same time.
It is good for the designer, contractor and future operator to work from up-to-date information. A defect awaiting repair or a changed installation date should be accounted for in the plan before the next crews are booked.
Before approving the design, decide how the apartment will be used
Will the apartment be intended mainly for short-term rental? Do you also want to stay there privately? Or are you considering long-term rental? The answers determine the functional layout, furnishings and organisation of subsequent management.
A floor plan lets you check more than furniture placement. It is worth tracing where guests will put their suitcases, how they will use the living room after the sofa bed is unfolded, and whether there will be space for supplies needed for cleaning. If the owner plans personal stays, it is also necessary to decide how private belongings will be stored and how dates will be reserved for the owner.
This is a good time for the designer and operator to talk. The designer is responsible for a coherent interior, while day-to-day operational experience helps identify solutions that could make stays or preparing the unit for subsequent guests more difficult. This does not mean giving up aesthetics or having to replace your own designer.
You can read more about specific choices of furniture and materials in the guide “Equipping an apartment for rental: what to avoid?”.

Plan for the time after the fit-out crew has left, too
It is easy to include floors, the kitchen and furniture installation in the schedule. Less often does it immediately include post-work cleaning, internet activation, checking appliances, topping up equipment or preparing instructions for guests.
Yet these tasks are exactly what can separate an interior that looks finished from an apartment ready to be made available for stays. Allow time to check the apartment after work is complete and to make corrections identified in normal use.
Decide who confirms completion of each stage and informs the others about delays. If the installation of built-in furniture is delayed, the photo shoot and publication of the listing may also need to be rescheduled. It is better to factor this in early than to accept a booking based on an optimistic completion date for the fit-out.
Brabank: see what a finished listing looks like
For us, Brabank on Stara Stocznia Street is a location where we already provide rental management. Examples of apartments in our offer are Brabank 20 and Brabank 457 – Best View, shown on the Grand Apartments booking service.
These are actual units that you can view to see how interiors and information guests need are presented. They are not, however, a ready-made design for every subsequent apartment. A different layout, position in the building or the owner’s plan may require different solutions.
If you are collecting a unit in a subsequent stage of Brabank, we can start with the floor plan and the planned scope of work. If the apartment is already furnished, the conversation concerns its actual condition and the needs associated with launching management—we do not assume a renovation in advance.

OFF Miasto: discuss rental while the fit-out is under way
At OFF Miasto on Toruńska Street, by the Stara Motława, we address our offer to owners preparing apartments for rental. At the fit-out stage, it is still possible to align interior decisions with the plan for the unit’s later use.
If you already have a design or your own crew, you do not need to start over. We can discuss the prepared scope and point out matters important for management: access to the unit, functionality of the furnishings, preparation for future stays and the sequence of actions before publishing the listing.
Drone photographs of OFF Miasto show the development and its surroundings. They are a useful complement to presenting the location, but the future rental listing should also show the actual interior of your apartment. A view of the waterfront does not mean every unit has the same view.

Check whether the apartment is ready before the photo shoot
It is worth walking through the apartment as a person arriving with luggage for their first stay would. Start at the building entrance, check the route to the unit, then turn on the appliances and use the furnishings. This is a simple way to spot missing information or items that are not visible in the design.
Before launching the listing, check in particular:
- Are the internet, lighting and appliances working, and are instructions for using them available?
- Do the furnishings match the planned number of guests, and are linens, towels and supplies ready to serve subsequent stays?
- Have the handover of keys or authorised access arrangements been agreed, along with what to do if there is a problem getting in?
- Are the rules for parking, common areas and using the building known?
- Is it clear who is responsible for cleaning, replenishing missing items and reporting defects?
Also check whether ongoing work in the building or surrounding area could affect the stay. Information in the listing should reflect actual conditions on the arrival date.
Photography, description and calendar only for a ready unit
It is best to schedule the photo shoot after the work is complete, cleaning has been done and all furnishings are in place. This way, the photographs show the apartment in the condition the guest is meant to see. You will not later need to explain differences between the photographs and the actual listing.
The description should clearly set out the layout, sleeping arrangements, balcony or terrace, available furnishings and conditions for using additional amenities. Do not automatically apply information about the whole development to every apartment. Parking, the view and access to common areas need to be confirmed for the particular unit.
Only once readiness has been confirmed can you responsibly open the calendar for specific dates. Prices and booking terms require a separate plan. An attractive address helps tell the story of the listing, but does not itself ensure a particular income or number of bookings.

What to agree with the operator before handing over the keys
When comparing rental-management offers, check not only the commission but also the division of tasks. Who will prepare the materials for publication? Who arranges cleaning and guest contact? How are repairs reported, which expenses require your approval, and how will you receive your settlement?
At GrandRent, we can discuss the management of a ready apartment alone or a broader scope of rental preparation. Design, managing the fit-out, furnishing and management each have separately agreed terms and costs. Before starting the cooperation, the owner should know what they are ordering and what they are paying for.
Also agree the rules for your own stays and how to stay in touch about day-to-day matters. When assessing rental results, distinguish booking turnover from the amount remaining after costs. You can find more information in GrandRent’s terms of cooperation.
Do you have an apartment in Brabank or OFF Miasto? Let’s start with its plan
For the first conversation, the development name, unit floor plan and information about the stage of work are enough. Also say how you want to use the apartment and whether you are already working with a designer or contractor.
In Brabank, we already manage apartments and welcome further owners. In OFF Miasto, we want to help owners prepare units for future rental and agree the terms for their later management. You can get in touch before the fit-out, during the work or when the interior is already ready.
Before you approve the design or order the final items of equipment, let’s talk about your apartment.
