Before you start finishing

First, a plan for the apartment.
Then decisions about the furnishings.

  • Layout and sleeping places adapted for guest comfort.
  • Design and materials considered for daily use.
  • Finishing and rental management as clearly agreed scopes.
01

OFF Miasto Invest Komfort — a new address on the Old Motława

OFF Miasto is an Invest Komfort development on Toruńska Street in Gdańsk, by the Old Motława. The first phase has been completed, and together with the buildings a new quayside with a promenade and greenery has been created. Brick façades and urban courtyards integrate the development into the city centre surroundings. The whole project is being executed in stages — the readiness of this part should not be equated with the completion of the entire estate.

For the owner of a rental apartment, the features of the specific unit are also important: layout, floor, sunlight, view and access to the building. Photographs show an attractive environment but do not mean that every unit has a water view. Parking, access to common areas and the rules for their use must be checked for your specific apartment.

02

After receiving the apartment: a rental plan before ordering furniture

It is worth starting the finishing of an OFF Miasto apartment by deciding how it will be used. Do you plan short‑term rentals with your own stays, or are you considering long‑term leasing? How many people should be able to use the unit comfortably? These answers affect the function of the living room, bed sizes, built‑ins and storage space.

Show us the floor plan and tell us about your plans before approving the project. At this stage it is easier to check walkways, door and wardrobe openings, socket locations, lighting and space for luggage. Agreeing these elements before execution helps limit later modifications. A discussion about rental management does not require a finished interior.

Finishing for rental: aesthetics, comfort and durability

In rental use the interior works differently than a privately used flat. Comfortable beds should have widths matched to the rooms and the planned number of guests. If the living room is to provide extra sleeping places, allow for a sturdy sofa bed and space to use it. Do not increase the number of places at the expense of comfort.

Pay attention to the stability of chairs, floor resistance, ease of cleaning and protection of elements exposed to moisture according to the manufacturer's recommendations. Well‑finished walls and lighting create a coherent interior; an excess of small decorations makes everyday management harder. GrandRent can combine the discussion about rental preparation with a separate scope for design and finishing. Our actual projects DOKI Living and Aura 40 show the work from developer state to finished apartments.

From a finished interior to the first bookings

Finishing works are not the end of preparations. Before starting rentals you need to check the equipment, operation of appliances and the internet, handover of keys and the building usage rules. You also need photos of the actual interior, an offer description and clear instructions for guests. Materials about the OFF Miasto surroundings supplement the offer but do not replace photographs of your unit.

We will agree the scope of rental management: preparing the offer, pricing and booking calendar, guest contact, cleaning, technical support and settlements. The launch schedule will be adjusted to the apartment's readiness and the building conditions. The management must take into account the property's regulations and the requirements pertaining to the specific unit.

Rental management at OFF Miasto — scope and costs for your unit

With GrandRent you can discuss just the management of a finished apartment or a broader plan covering interior preparation. The scope of design, finishing, furnishing and management and the related fees are agreed separately and before starting the assignment. You do not have to order all services to talk about rental management.

The owner should know who is responsible for each task, which expenses require approval and how settlements are handled. When assessing potential, separate turnover from bookings from the amount remaining after costs. The OFF Miasto address alone does not guarantee income or occupancy. The first conversation about entrusting an apartment for management is free — let's start with the floor plan, the finishing stage and your expectations.

Owners' questions

Finishing your apartment?
Let's start with the details.

Is it worth getting in touch before I start finishing an apartment at OFF Miasto?

Yes. It's a good time to discuss the layout, equipment and rental model. You can show the apartment plan or describe the unit. A detailed design and finishing are a separate scope, agreed before work begins.

I already have my own team. Can I entrust GrandRent only with rental management?

Yes. We can start working with a completed apartment and discuss preparation for launching the rental. Terms and responsibilities are set for the specific unit; we do not require commissioning an interior design project.

What should I include in the first inquiry?

A phone call or e-mail is enough. If you want, include the floor area and the stage: before finishing, during works, or a finished apartment. Do not send documents or financial data. We'll discuss details during the call.
