Port Island Cordia — beachside apartments in Stogi
Port Island is a Cordia development at 3 Wydmy Street in Gdańsk, near Stogi Beach. Its coastal location distinguishes it from apartments in the historic centre. When buying an apartment with rentals in mind, it is worth linking the character of this location with the apartment layout, planned furnishings and how the owner intends to use it.
The developer has announced turnkey investment apartments. Check the scope of the fit-out, furnishings and handover date in the documents for your chosen apartment. Announcing an offer does not mean that the apartment or all amenities are already ready for use.
The photograph on this page shows the Motława and the Crane in central Gdańsk. It illustrates the city, not Port Island, its immediate surroundings or the view from a future apartment. We discuss future rentals based on the actual location in Stogi.
Choosing a rental operator — start with purchase terms
Before settling on a rental model, check the designated use of the apartment and the rules for making it available. The sales documents, regulations and any service or management agreement are important. The term ‘investment apartment’ alone does not determine who may manage rentals or on what terms.
We do not assume every Port Island buyer is free to choose an independent operator. Ask the developer before signing the documents; if you have already bought the apartment, check your obligations. Also establish the rules for owner stays, access to common areas and cost settlement.
If the terms for a particular apartment allow cooperation with GrandRent, we will discuss taking on the agreed responsibilities and organizing rentals. You can start the conversation before handover. This profile is neither a Cordia communication nor confirmation that we have been entrusted with managing the development.
Discuss a separate advisory scope before buying an apartment
Turnkey fit-out and rental readiness — check the difference
Cordia describes a turnkey fit-out and separately notes the option to choose a furniture package. Before buying, check what your offer includes: furniture, appliances, lighting, curtains and other items. You do not need to plan the fit-out from scratch if it is included in the agreement, but it is worth stating clearly what still needs to be added.
For guests, comfortable sleeping, space for luggage, a practical kitchen and functional equipment matter. A sofa bed should still allow free movement when unfolded. Materials that withstand frequent use and solutions that make cleaning easier help avoid unnecessary problems in day-to-day management.
We can discuss the functionality of the floor plan and the equipment list needed for the planned rental model. Detailed advice, design work or additional work have a separate scope and price. They are neither automatic elements of the developer’s package nor a condition for a conversation about GrandRent’s management.
Rentals in Stogi — preparation before the first stay
After confirming the possibility of cooperation and the actual handover of the apartment, we establish whether it is ready to rent. An inventory, a complete set of keys or access permissions, a check of appliances, and clear instructions are required. Only then do we prepare a listing that describes the actual conditions of stay.
Being close to the beach is important, but it does not replace thoughtful organization. Let’s discuss length of stays, the apartment’s availability during the year, and your own visits. When planning prices, seasonality, current demand and the apartment’s standard are considered; we do not base the conversation on a single promised nightly rate.
We do not include announced development amenities in a listing as if they were already operational. Parking, recreational areas and other services can only be presented to guests after availability, fees and rules for a particular apartment have been confirmed.
GrandRent — daily care and owner oversight
GrandRent and Grand Apartments have operated in the Tri-City area since 2012. We manage apartments in Gdańsk and show actual apartments and completed projects on the website. This is experience in organizing rentals that a future Port Island owner can draw on; however, we do not present this development as being under our current management.
Within the agreed scope, we take care of presenting the apartment, marketing and pricing, bookings, guest contact, organizing cleaning and ongoing technical care. The owner has a dedicated contact person, online access to the booking and pricing calendar, and monthly statements. Payment for the previous month is made by the 10th day of the following month.
We agree the commission, additional services, repairs and rules for making the apartment available before cooperation begins. When comparing operator offers, note what the costs include and how settlement works. Revenue from bookings is not the amount paid out to the owner, and future results depend on the market and the apartment’s actual availability.
Buying at Port Island? Talk to GrandRent
Tell us whether you are only comparing apartments, have already signed an agreement or are planning handover. To get started, a telephone call or email and a few details about your expectations are enough. We will discuss which conditions need to be confirmed and which decisions about furnishings and rentals are worth making early.
The first conversation about rental management is free. We price detailed investment analysis and other additional services separately. If your apartment’s documents allow the agreed model of cooperation, we will propose a scope for managing rentals—so you know what you are handing over to the operator and what remains your responsibility.
