K48 on Kołobrzeska 48 — an apartment in Przymorze
K48 is a residential development by Elfeko Invest at Kołobrzeska 48 in Gdańsk. It is under construction in Przymorze, amid city infrastructure and near Reagan Park and the coastal belt. The developer describes two buildings with a shared underground garage and a green courtyard between them. This page shows supplied construction photographs, not finished apartments.
From a rental owner's perspective, more than the address matters. Layout, everyday usability, access to transport and services, and running costs all count. When assessing a selected apartment, it is also worth checking its orientation, the outlook from the windows and parking availability. Not every unit in the same development meets the same tenant needs.
When planning a K48 purchase, talk to GrandRent about how the apartment should work after handover. We can begin with the floor plan, handover-standard information and your expectations. We do not tie the rental launch date to an advertised construction completion date, but to the actual readiness of the specific apartment.
Renting out a K48 apartment — choose the model first
An apartment for a tenant looking for a permanent home calls for different choices than a unit prepared for shorter stays. That is why we do not begin with a promise of one rate or a maximum number of guests. First, we ask about rental length, year-round apartment availability, planned owner stays and the responsibilities you want to entrust to the operator.
K48 is a residential development. The availability and terms of the chosen rental approach must be checked for the specific apartment, taking account of its intended use, documents and building rules. We do not treat short-term rental as automatically available for every apartment. We also consider long-term rental individually, based on the unit and the owner's plans.
These arrangements shape later spending. Storage, kitchen equipment and work solutions are selected differently for a longer tenancy than for frequent changes of occupants. It is worth defining these needs before fit-out begins, not after purchasing all the equipment.
Furnishing for rental — comfort and durability
Good photos help present an apartment, but daily use depends on practical choices. A comfortable bed, functional lighting, storage space and clear passageways between furniture matter more than too much decoration. Consider a sofa bed only when it suits the selected rental model and, when unfolded, does not block the room.
With frequent use, the weaknesses of delicate furniture, scratch-prone surfaces and equipment that makes cleaning difficult quickly become clear. Pay attention to floor durability, chair stability and protection for elements exposed to moisture. Also check that doors do not strike each other and that equipment can be conveniently used and serviced.
At GrandRent, we can discuss the floor plan's functionality and the needs of future management. Design, furnishing and additional work have separate scopes and prices. You do not need to commission a design from us to discuss renting out a K48 apartment. We can also work with an owner whose unit was furnished by their own team.
From key handover to a K48 rental listing
After handover and completion of agreed work, we check whether the apartment is genuinely ready for use. It needs a complete set of furnishings, working appliances, an inventory and an agreed access method. Keep appliance documents, manuals and information on elements under warranty. Completing the fit-out alone does not yet mean it is ready for the first stay.
The listing should show the specific apartment: its interior, layout and actual terms of use. We do not assign the same view, parking or access to common areas to every apartment. A planned courtyard, garage or other amenities can be described only after their availability and rules of use for a given apartment are confirmed.
Before rental launch, we also agree responsibility for contact, preparing the apartment and responding to reports. If you later decide to entrust GrandRent with an apartment that is already rented, we will discuss the existing contracts and dates. A change of management should take prior commitments into account rather than start by disregarding them.
GrandRent — property care and owner contact
GrandRent and Grand Apartments have operated in the Tricity since 2012. In Gdańsk, we manage hundreds of other apartments, including units in developments shown on our website. We invite future K48 owners to draw on this experience. Our current work in the city does not mean that we already manage apartments in this development.
The scope can include preparing the listing, marketing and price management, handling bookings and guest contact, organizing cleaning and ongoing technical care. We tailor it to the agreed rental model. In our apartment management, the owner has a dedicated contact, online access to the booking and price calendar, and monthly statements. Payment for the previous month is made by the 10th of the following month.
Before signing the agreement, we explain the commission, additional service costs, repair rules and approval of expenses. Booking revenue is not the same as the owner's payment. When comparing operators, it is worth checking the scope of settlement and the way of contact, rather than relying on a claimed income alone.
Buying an apartment in K48? Start with a conversation
You do not need to wait for a finished interior. Tell us whether you are still choosing an apartment, have signed an agreement or are preparing a fit-out plan. To start, a phone call or email, information about the unit and your rental expectations are enough. We will identify which decisions are worth making earlier and which scope of management you can entrust to us.
The first conversation about rental management is free. We price detailed investment advice, interior design and other additional services separately. We want K48 owners to know how rental will be organized and on what terms they will work with GrandRent — before deciding to entrust their unit.
