Kapitanat Budlex — apartments by the Motława in Gdańsk
Kapitanat is a Budlex development at the junction of Stępkarska and Wiosny Ludów streets, by the Motława. Its location combines proximity to the historic centre with the Young City area. Brick façades and a contemporary built form reflect the character of this part of Gdańsk.
For an owner, what matters most is how a particular apartment will be used. The layout, balcony or terrace, parking space and personal stays all shape the offer preparation. We describe the features of your apartment; we do not automatically include development-wide amenities in every booking.
We welcome both owners of finished apartments in the completed part and buyers awaiting handover of another unit. Check the handover date, intended use and rules for the property in the documentation and with the developer. The photographs show a completed stage; they do not confirm the status of all parts of the development.
We already manage Chlebova and Brabank. Let’s discuss your apartment.
GrandRent manages apartments in Chlebova, Brabank and many other properties near Kapitanat. We know this part of Gdańsk from organising stays and daily work, not merely from sales presentations. That is practical support for an owner who wants to entrust their property for rental without handling every matter alone.
Preparing the listing, communicating with guests, cleaning between stays and responding to faults should form one process. We connect these tasks with owner care and clear settlements. GrandRent and Grand Apartments have handled rentals in the Tricity since 2012.
If you live outside Gdańsk, we will agree which matters you entrust to the local team and which decisions you want to keep. The first discussion about rental management is free. You can begin with the apartment plan or a description of its current furnishings.
Have a finished Kapitanat apartment? Start with rental readiness
A finished interior is not always ready for its first booking. Before launch, let us organise the furnishings, guest instructions, property access and preparation for each new stay. We will also check what the photos and description should show so the listing matches the apartment’s actual standard.
If work is still taking place nearby, its effect on access, entry and use of the property must be assessed before guests are accepted. We do not base a presentation on promises about the look of a future stage. Information about the current surroundings and amenities should match what an arriving guest will find.
If the property already has an operator, we will plan the handover around the existing agreement, accepted bookings, keys and settlements. We do not launch a second calendar without agreeing who is responsible for existing commitments.
Awaiting handover? Plan the fit-out and subsequent management together
For another unit, it is worth starting the conversation before ordering furniture. First, we determine the intended use, a comfortable number of sleeping places and the budget. A sofa bed only makes sense if there is still room to move once it is unfolded and additional guests can genuinely use the apartment comfortably.
We pay attention to durable furniture and surfaces, easy cleaning, luggage storage and protection of moisture-prone areas. These choices can reduce later alterations and unnecessary downtime. We combine aesthetics with the practical use of the property during many future stays.
We can agree separately on design, styling and fit-out coordination with a specialist team. DOKI Living and Aura 40 show our actual turnkey interior preparation. We will set the rental launch schedule after the handover date and your apartment’s readiness are confirmed.
Rental management at Kapitanat — what will you entrust to GrandRent?
The agreed scope can cover presenting the apartment, marketing and rate management, guest communication, cleaning coordination and ongoing technical care. If you wish to use the property privately, we will include your own stays in one availability calendar. We will organise the service around the property rules and respect for neighbours.
You have a dedicated manager and online access to the booking calendar and rates. You receive monthly statements, and payment for the previous month is made by the 10th day of the following month. We agree commission, repairs and additional services individually before the cooperation begins.
When comparing operators, consider their scope of responsibility and costs, not only promised turnover. Booking revenue is not the owner’s payout. Rental results depend on the property, availability and the market — we do not replace analysis with an income guarantee.
Buying an apartment? Give it a plan after the keys are handed over
Buying is the beginning of the project. Afterwards, the owner needs a functional interior, a credible listing and a team responsible for daily management. Our work in neighbouring developments helps bring these decisions together in a plan for a specific apartment.
We also support buyers referred by developer partners. We discuss the scope of property preparation and subsequent management individually, without implying a partnership with Budlex or an obligation to choose our operator. Cooperation should begin with the owner’s needs and a clear division of responsibilities.
Tell us whether you already have a finished apartment at Kapitanat, are fitting it out or are awaiting handover. We will agree the next step, the scope of support and the service terms. You do not need a complete plan to start the conversation.
