Esencja — Dolne Miasto, Kamienna Grobla and Nowa Motława
Esencja is a Euro Styl development in Dolne Miasto, in Gdańsk’s city centre, on Kamienna Grobla Street and at the corner of Toruńska Street. The nearby Nowa Motława combines the area’s historic character with access to the centre. The broader context includes the Main Town, the Opływ Motławy canal and transport links to Gdańsk Śródmieście SKM station.
The development offers residential apartments and a separate section of investment apartments with a separate entrance. We do not treat all units as identical. The intended use, layout and handover standard of the specific apartment are the starting point for choosing a rental model.
Esencja is under construction. The attached photograph shows the façade, windows and fencing, not completed interiors managed by GrandRent. You can begin preparing for future cooperation earlier, while the rental launch will be matched to the actual handover and readiness of your unit.
Turnkey apartment at Esencja — what still needs preparing?
Euro Styl offers investment apartments with an optional turnkey finish. The developer indicates that such units still need to be furnished with movable furniture and everyday-use items. Check the scope for your apartment in the contract and specification — do not assume that every residential apartment at Esencja is offered to the same standard.
The first step is to compare what you receive with what a future guest needs. A comfortable bed, practical luggage storage, blackout solutions, kitchen equipment, textiles and supplies for keeping the apartment tidy should form one coherent plan. This means you do not buy equipment at random or duplicate items already included in the order.
If you take handover of a unit in developer-shell condition, we can separately discuss the design, interior arrangement and management of the finishing works with a fit-out team. If you choose the developer’s finish or your own contractors, you can also entrust us with the later management. A GrandRent design is not a condition of rental management.
Own stays and rental — set the rules before buying furnishings
You can plan the apartment as your own place in Gdańsk, with rental in the remaining periods. It is worth agreeing in advance how you reserve your stays and where you store private belongings. A shared calendar should reflect the unit’s availability before the listing starts taking bookings.
Before launching short-term rental or considering long-term rental, we check the unit’s intended use, documentation and the building’s rules of use. Describing an apartment as an investment apartment does not replace the arrangements for your specific purchase. On that basis, we discuss the management approach and responsibilities.
If you are only choosing an apartment and need a broader analysis of costs or rental assumptions, investment advisory has a separate scope and price agreed before it begins. A conversation about entrusting a unit to us for management remains free. We do not tie a decision to cooperate to an obligation to purchase additional services.
Rental operator at Esencja — scope matters more than commission
For preparing Esencja and its future management, we bring experience from hundreds of other apartments in Gdańsk. We manage units including those at Deo Plaza, DOKI and the Mostek development. We do not present Esencja as a building already under our management; we invite its future owners to agree the terms of cooperation.
Within the agreed scope, we manage the apartment listing, marketing and price management, bookings and guest communication, cleaning arrangements and ongoing technical care. The owner does not have to coordinate every guest changeover personally. We clearly specify which tasks belong to the operator and which require your decision or a separate instruction.
You have a dedicated manager, online access to the booking calendar and pricing, and monthly statements. Payment for the previous month is made by the 10th day of the following month. We agree commission, repairs, your own stays and additional costs individually. Booking revenue is not the amount paid out to the owner.
When comparing operators’ offers, ask for the full scope of work and how costs are settled. An attractive commission alone does not explain who will prepare the unit, respond to guests and deal with a breakdown. Our starting point is a clear division of tasks, not a promise of steady occupancy or guaranteed income.

Apartment handover — before we take the first booking
First, we discuss the purchase stage, the unit’s standard and your expectations. Next, we determine the missing equipment, access to the apartment and the scope of management. A ready unit also needs an accurate listing: real photographs, a list of amenities and clear rules of use.
Only features actually available in your apartment are included in the listing. We do not attribute a view of the Motława or amenities we have not confirmed to every unit. We agree the launch of bookings only after the interior and guest information have been prepared.
Tell us whether you are only choosing a unit, waiting for handover or already have an additional-furnishing plan. A phone call or email is enough — we can discuss the floor plan and details later. An owner living outside Gdańsk can also start a conversation about local management.
