Nowa Wałowa ROBYG — an apartment by the Motława with your own plan for use

Nowa Wałowa is a residential development by ROBYG on Stępkarska and Wiosny Ludów streets in Gdańsk. It is being built by the Motława in the Młode Miasto area. Its architecture references the shipyard heritage of the area, and its riverside setting is an important part of the project.

The photographs show the construction site and the surrounding promenade. The eventual standard, view, balcony and furnishings will depend on the particular apartment. A rental plan should reflect the apartment’s actual features rather than apply the description of the entire development to every apartment.

Start with your own aim: do you want to use the apartment during visits to Gdańsk, let it for a longer term, or consider another model? Before agreeing on cooperation, we take into account the unit’s designated purpose, documentation and applicable rules of use. We do not assume that short-term rental will be suitable or permitted for every apartment.

Brabank, Chlebova and DOKI — experience close to your apartment

We look after many apartments in the neighbouring Brabank, Chlebova and DOKI developments. We work with owners, arrange properties between stays, and communicate with guests. If you choose GrandRent for a future apartment at Nowa Wałowa, you can base the conversation on our real work locally.

Being nearby is no substitute for good organisation. That is why we discuss how access is handed over, preparation of the apartment, contact in the event of a problem and responsibility for additional tasks. These arrangements allow the owner to delegate everyday management rather than coordinate every matter themselves.

GrandRent and Grand Apartments have operated in the Tricity since 2012. On the Brabank and DOKI pages, you can see apartments under our management. They are a reference point for the quality of our work, not a ready-made model we would impose on your apartment unchanged.

Before you fit out your apartment: comfort is more than an attractive photo

With a higher-standard apartment, it is worth ensuring a coherent design and everyday comfort. We will discuss sleeping arrangements, lighting by the beds, curtains, storage and the kitchen layout. For longer stays, a workspace, wardrobe and comfortable table matter too — not just an attractive living room.

Furnishings should suit the number of people who can use the property comfortably. A sofa bed makes sense where the layout and intended use allow it. Durable furniture, hard-wearing surfaces and access to components requiring service can make later care of the apartment easier.

If you want to combine rental management with interior preparation, we will discuss design support, materials and the organisation of the fit-out. Our DOKI Living project shows a specific apartment prepared turnkey from developer handover condition. For Nowa Wałowa, we will agree a separate scope, budget and sequence of works.

From key handover to a listing that reflects the actual property

The plan for preparing the property can be made while construction is under way. We make the start of letting conditional on handover, completion of works, readiness of furnishings and fulfilment of the relevant formalities. The developer’s schedule is one element of the plan, not a reason to accept bookings too early.

Once the apartment is prepared, we will refine its presentation: photographs of the actual interior, a clear description, stay rules and access information. The riverside location may be an asset of the listing, but we will mention a view of the Motława or access to amenities only where they apply to your apartment and its guests.

With agreed reservation management, we will link work on the listing and prices with the calendar, guest communication and cleaning arrangements. We will determine the scope for longer-term rental separately. We do not reduce different ways of using an apartment to one identical service.

05

Before signing, ask about the scope of work, not just the revenue forecast

When choosing an operator, it is worth clarifying who looks after the property, how defects are reported and which costs the owner bears. Compare commission together with the scope of work. Repairs, additional furnishings and services beyond basic management require clear agreements.

In our reservation-management model, the owner has a dedicated contact, online access to the calendar and prices, and monthly statements. Payment for the previous month is made by the 10th day of the following month. We will set out the terms for your property, personal stays and responsibilities in the agreed cooperation.

Location by the Motława does not guarantee rental performance. It is worth discussing the plan with reference to the standard of a particular apartment, costs and the way it will be used. Our role is to organise the agreed service and communicate clearly, not to promise the same revenue for every owner.

Do you have an apartment at Nowa Wałowa? Let’s talk before you order furnishings

Tell us which unit you are buying, what stage handover has reached and how you wish to use it. To begin, a conversation about the management and your expectations is enough. A floor plan or furnishing plan will help determine the next steps, but neither is required for the first contact.

The first conversation about entrusting your apartment for rental management is free of charge. We price further design or advisory work separately. You can entrust us with a ready apartment or discuss broader support before it is prepared.

We invite future Nowa Wałowa owners to speak with GrandRent. Choose a local team already working in Brabank, Chlebova and DOKI, and agree a plan for your apartment by the Motława with us.

Owners' questions

Nowa Wałowa.
Your cooperation plan

Can I discuss rental management for Nowa Wałowa before handover?

Yes. We will establish the plan for use and required preparations, taking into account documentation and the rules for the specific apartment. Starting rental requires a ready property and meeting the relevant formal requirements.

Why choose GrandRent for an apartment in this part of Gdańsk?

We manage many apartments in nearby Brabank, Chlebova and DOKI. Our experience includes contact with owners and guests, and organising day-to-day care of properties. We have operated in the Tricity since 2012.

Do I need to order a fit-out to entrust you with my rental?

No. You can prepare the apartment independently and discuss management of a ready property only. Design support and fit-out are separate scopes, agreed and priced individually.

Do you also provide long-term rental services?

We consider this model where it suits the nature of the apartment and the owner’s aims. We do not treat it as the same as short stays. We discuss the scope, terms and costs for the specific property.
