Smolna 4 Elfeko — Sopot near the forest, with rental in mind
Smolna 4 is an Elfeko Invest development at 4 Smolna Street in Sopot. The developer is planning an intimate group of apartment buildings amid greenery, next to the Tricity Landscape Park. This setting is worth showing future occupants: the nearby forest, walking options and everyday access to the city.
When planning the rental, we do not present Smolna 4 as a beachside apartment. We tailor the presentation to the actual setting, the unit's layout and its amenities. Comfort for longer stays, a workspace, parking arrangements or a balcony may matter — but we describe them only after checking the specific apartment.
The development is under construction, and the supplied photographs show its current stage. You can start a conversation about future management now. We will agree the rental launch date after handover and readiness of your particular unit are confirmed — not from a photo or a general construction-completion announcement.
Buying at Smolna 4? Start planning before handover
A floor plan lets you make some key decisions before ordering the kitchen and furniture. Let's discuss who will use the property, whether you plan owner stays and how much you would like to entrust to a rental manager. Then we can set the order for furnishing, listing preparation and the start of management.
Bring the floor plan, handover standard and details of any parking space to the conversation. You do not need a finished design or a complete appliance list. More useful than a general promise of high returns are practical decisions: budget, apartment availability, running costs and responsibilities.
If you need support comparing apartments or a detailed review of your investment assumptions, we can discuss advisory work as a separate service. The first conversation about entrusting an apartment to rental management is free; we price further analysis and additional work before it begins.
Furnishing an apartment for rental — everyday comfort
For an apartment in a quieter part of Sopot, it is worth thinking about everyday use, not only photographs. A comfortable bed, bedroom blackout, luggage space, a functional kitchen and good lighting make the apartment easier to use. A workspace can be useful for longer stays if the layout allows it.
Our day-to-day management shows us how important durable furniture, easy-clean surfaces and serviceable appliances are. We look for door clashes, durable flooring and protection for moisture-exposed areas. We match the number of sleeping places to the space and comfort — not at any cost.
You can prepare the apartment yourself or separately commission design, furnishing or fit-out management. Ordering those services is not a condition of working together on the rental. Before launch, we will agree whether the furnishings, internet, appliance documents and access to the property are ready for the agreed management model.

Short- or long-term rental at Smolna 4?
We tailor the rental model to the particular apartment and the owner's plans. For short-stay management, apartment availability, preparation between bookings and the owner's own use all matter. For long-term rental, the period for which the apartment is made available and the support needed must be agreed separately.
Before we assume short-stay rental is possible, we check the unit's designated use, documentation and building rules. A residential development does not automatically permit every type of rental. Access to planned common areas and amenities also needs confirmation before they are included in a listing.
When comparing options, include set-up and running costs, your own stays and the operator's scope of work. We do not equate booking revenue with the owner's payout, and we do not promise constant occupancy. Before signing an agreement, we want you to understand how management of your apartment will work.
A Sopot rental manager — what can GrandRent handle?
GrandRent and Grand Apartments have operated across the Tricity since 2012. We manage hundreds of other apartments in Sopot and invite Smolna 4 owners to plan future cooperation. Our office is at al. Niepodległości 753/U4 in Sopot; meetings are by appointment.
In an agreed booking-management model, we combine the apartment listing, marketing and pricing with guest contact, cleaning arrangements and ongoing technical care. Before starting, we agree access to the apartment, an equipment inventory, how issues are reported, and the approval rules for purchases and repairs.
The owner has a dedicated contact, online access to the booking calendar and prices, and monthly statements. Payment for the previous month is made by the 10th day of the following month. We discuss commission, cleaning, owner stays and additional costs individually. Tell us which apartment you are buying at Smolna 4, and we will agree where to start.

Elfeko and Smolna 4 — let's discuss buyer support
We invite Elfeko Invest to discuss cooperation at Smolna 4. A buyer purchasing for rental needs not only information about the apartment, but also a plan for its later use. We can outline a path from discussing furnishings before handover to preparing a listing and day-to-day management of a completed apartment.
We propose a clear model: an interested buyer learns about GrandRent's management options, chooses the scope needed and receives separate cooperation terms. The developer may refer owners to the local team, while each owner retains the choice of operator and contractors. Information about available management need not make using our services a condition of purchasing an apartment.
This is an invitation to discuss future cooperation, not a statement that an agreement with Elfeko already exists. Management of individual apartments, as well as any services relating to the building and common areas, is agreed separately. We would be glad to present our Sopot experience, division of responsibilities and approach to contact with Smolna 4 buyers.
